Description:
Titan was retained by Fresh Pond Road Centre L.P. as Construction Manager in the redevelopment of the shopping center. The Owner of the shopping center is a long term relationship of the principal’s of Titan and when there was a large vacancy in the center in 2014 it took the opportunity to update the center as well as modify its leasing strategy by dividing one large space into four tenancies. This required modification of the building’s mechanical system to independent control and metering along with significant architectural changes in the storefronts and building floor plan.
The modifications were complete and Titan assisted in the negotiations with all new tenants and their work letters in order to mitigate costs for the ownership.
The center is fully rented and all tenancies are national tenants with high performing stores including Advance Auto, Tiger Schulman, Subway, Dunkin Donuts/Baskin Robins, Taco Bell, Wing Stop, Quest Diagnostics, and Centers Urgent Care.
